Ask a GTA Online player about the best properties to buy and you will get 12 different answers. Most of them are wrong. Some of them will cost you millions.

GTA Online has 20 distinct properties you can purchase. However, only six of them are genuinely worth owning. Meanwhile, the other 14 range from “buy this later” to “you literally lose money owning this.” On top of that, the July 2026 nerf shifted the rankings significantly — businesses that were top-tier three months ago slid down. At the same time, properties nobody talked about two years ago climbed to the top.

This guide ranks every major GTA Online property from worst to best. Each entry includes real profit numbers, setup costs, and whether it works for solo players. No guesses. No pre-nerf data dressed up as current.

F-Tier: Do Not Buy These

Document Forgery Office

Roughly GTA$22,000 per hour. To put that in perspective, a single Payphone Hit from the Agency pays twice as much in five minutes. Worse still, this business takes over 60 hours to earn back its own purchase price. Meanwhile, it has no useful Nightclub synergy. On top of that, it requires multi-vehicle sell missions that are borderline impossible solo. Rockstar has never buffed it in any meaningful way.

Do not buy a Document Forgery Office. Never accept a free one, either. The simple truth: it is not worth the time it takes to walk into the building.

Arena War Workshop

Costs millions to set up. Pays virtually nothing. Worse, almost nobody plays Arena War in 2026, which means matchmaking takes forever. The workshop itself has one niche use — customizing Arena War vehicles — but those vehicles serve no purpose beyond Arena War itself. In short: a perfectly circular waste of money.

Skip it unless you have GTA$50 million and a completionist itch.


D-Tier: Technically Businesses, Barely

Weed Farm

Roughly GTA$28,000 per hour. Upfront cost of roughly GTA$2 million. As a result, it takes over 70 hours to break even. The only reason to buy a Weed Farm is to link it to your Nightclub warehouse — and even then, there are four better businesses to link first.

Bail Enforcement Office

Repetitive bounty missions with cooldowns between each one. The payout is fine for a first-week player with no other options. However, here is the problem: by the time you can afford this, you have access to better money methods. In other words, it fills a gap that does not exist.

High-End Apartment

You need one to host the original heists (Fleeca through Pacific Standard). That is its entire value proposition. Buy the cheapest one — Del Perro Heights, roughly GTA$200,000 — and never think about it again. The original heists pay decently (Pacific Standard is roughly $1.25 million on hard) but they require three other players who know what they are doing. Good luck with that.


C-Tier: Only Buy These for Specific Reasons

MC Clubhouse

You need one to buy MC businesses. That is the only reason to own it. Buy the cheapest one (Grand Senora Desert, roughly GTA$200,000) and register as an MC President only when you need to resupply or sell. Otherwise, stay registered as a CEO.

Facility

Unlocks the Doomsday Heist, which pays roughly GTA$1.08 million for Act III after the July 2026 nerf — down 40% from before. Unfortunately, the setups are long. The finale is hard. And you need at least one other competent player. For solo grinders, a Facility is a GTA$1.25 million paperweight.

Hangar

After the land-based mission update, Hangar cargo can earn well — experienced players report roughly GTA$700,000 per hour sourcing and selling in specific configurations. However, the catch remains: sourcing is still slow, sell missions get complicated with large quantities, and the Hangar itself costs roughly GTA$1.2 million minimum. On the plus side, it also feeds the Nightclub, which is its main value to most players.


B-Tier: Solid Second-Stringers

Counterfeit Cash Factory

Roughly GTA$41,000 per hour. Nothing special, honestly. The free Grand Senora Desert location (with Criminal Enterprise Starter Pack) keeps upfront costs at zero. However, the real value is feeding your Nightclub warehouse — Counterfeit Cash is one of the five businesses that link to Nightclub cargo accrual.

Meth Lab

Roughly GTA$43,000 per hour. Slightly better than Cash, but not by much. Same Nightclub synergy. Same MC sell mission headaches. Buy it after the Cocaine Lockup if you are building a full Nightclub feed rotation. Otherwise, skip it — the Acid Lab outclasses it in every measurable way.

Special Cargo Warehouse

The earning ceiling is high. However, the grind is brutal. Filling a large warehouse with 111 crates takes roughly six to eight hours of focused sourcing. The sale pays roughly GTA$2.2 million in a full lobby, which works out to roughly GTA$275,000 to $366,000 per hour — not bad. But the gameplay loop is mind-numbing, sell missions are vulnerable to griefers, and losing a full warehouse to a raid or a destroyed delivery vehicle will make you quit the game for a week. Use this as a side activity between heists, not your main grind.


A-Tier: Genuinely Good Businesses

Auto Shop

Roughly GTA$300,000 to $400,000 per hour from contracts. The Union Depository Contract pays roughly GTA$300,000 and takes 30 to 45 minutes. Other contracts range from GTA$170,000 to $200,000. Client car deliveries add side cash, while Exotic Exports can add up to GTA$300,000 per day if you find all 10 cars.

Beyond the income, the Auto Shop also unlocks discounted vehicle modifications and removes the level lock on certain upgrades. A strong mid-game purchase after you own the Acid Lab and Kosatka.

Salvage Yard

Three robbery contracts per week pay roughly GTA$200,000 to $400,000 each. That adds up to roughly GTA$1 million per week from the robberies alone. Plus, the tow truck service adds passive income of roughly GTA$40,000 per in-game day. Setup cost: roughly GTA$1.43 million. Overall, a solid variety pick that breaks up the Cayo grind.

Cocaine Lockup

The best MC business, hands down. Roughly GTA$67,500 per hour with upgrades. A full sale to Los Santos pays roughly GTA$525,000. It also serves as essential Nightclub feed — the South American Imports category is one of the five warehouse goods. Buy it after the Bunker, link it to your Nightclub, and only run direct sales during 2x bonus weeks.


S-Tier: The Only Six Properties That Matter

6. Bunker (Chumash or Farmhouse)

Roughly GTA$60,000 to $90,000 per hour, semi-passive. Here is how it works: buy supplies for GTA$75,000, wait roughly 2 hours and 20 minutes, sell to Los Santos for roughly GTA$210,000 profit after subtracting supply cost. The Bunker also feeds your Nightclub warehouse. With both the Staff and Equipment upgrades (roughly GTA$1.75 million total), production speed doubles and product value increases.

Sell smaller batches if you play solo — a full bunker spawns multiple delivery vehicles. One batch of purchased supplies converts to roughly one vehicle’s worth of stock. Then simply sell, rebuy supplies, and repeat.

As for location, the Chumash Bunker is the best choice. It sits on the western highway with a straight shot into Los Santos for every sell mission. The Farmhouse ranks a close second. Avoid the Paleto Bay Bunker at all costs — the drive to Los Santos will eat 10 minutes off every sale.

5. Agency

Three income streams, all solo-friendly. First, Payphone Hits pay GTA$45,000 each and take roughly five minutes. Next, Security Contracts pay GTA$35,000 to $70,000 each. The Dr. Dre VIP Contract pays roughly GTA$1 million one-time for 60 to 75 minutes of missions. Additionally, the passive safe generates up to GTA$20,000 per in-game day after completing 200 Security Contracts.

Skippable cutscenes were added to the Dre contract in a 2026 update, which cut the total time by roughly 15 minutes. Between Payphone Hits and Security Contracts on a tight rotation, the Agency delivers roughly GTA$300,000 to $500,000 per hour of active work. And unlike every other business on this list, there is no cooldown on Payphone Hits — just a short delay between calls.

4. Nightclub

Pure passive gold — but only if you own other businesses first. An empty Nightclub with no linked businesses earns roughly GTA$50,000 per in-game day from the wall safe at full popularity. That works out to roughly GTA$1,000 per real-life minute, which is fine but not life-changing.

Link five businesses (Bunker, Cocaine, Meth, Cash, and either Cargo or Hangar) and the warehouse starts filling itself. A full warehouse sells for roughly GTA$1.5 million to $1.9 million. The sale is always one vehicle. Always. No multi-vehicle nightmares. No raid risk on the warehouse.

However, there is a catch: the Nightclub costs roughly GTA$1.08 million for the base property plus roughly GTA$1.5 million for the equipment upgrade and warehouse floors plus roughly GTA$3 million to $5 million for the linked businesses. Total entry cost for a fully operational Nightclub: roughly GTA$5 million to $8 million. That is why it sits at #4 rather than #1 — you need significant capital before it becomes the money printer everyone describes.

3. Kosatka Submarine

Even after the July 2026 nerf, Cayo Perico pays roughly GTA$600,000 to $900,000 per solo run with common primary targets. A Pink Diamond run can still crack GTA$1 million. An optimized run takes 45 to 60 minutes from first prep to finale screen. No other single activity in GTA Online matches that dollar-per-hour for a solo player.

The nerf hurt. Pink Diamond spawn rates dropped significantly — Tequila spawns roughly 80% of the time on repeat runs. Payouts are 30% lower than before. Furthermore, the solo cooldown is now 2 hours and 24 minutes. In short, the old strategy of running Cayo four times in an evening is dead.

But the right question is not “is Cayo worse than it was.” The better question is “does anything beat it for solo money.” And the answer is no. The closest competitor is the Kortz Center Heist, which demands a GTA$16.2 million Mansion setup. By contrast, the Kosatka costs just GTA$2.2 million. For a solo player who wants the best dollar-per-hour activity in the game, the Kosatka remains the answer — just not by as wide a margin as before.

2. Acid Lab

Simply put, the best value in GTA Online. Full stop.

Setup cost: roughly GTA$750,000 for the lab equipment after completing the free First Dose missions. Equipment upgrade: roughly GTA$250,000. Total investment: roughly GTA$1 million.

A full batch sells for roughly GTA$335,000 to $385,000. Meanwhile, production takes about 48 minutes when you buy supplies for GTA$60,000. Net profit: roughly GTA$291,000 per batch. As a result, the Acid Lab pays for itself in three sales. Everything after that is pure profit.

Other reasons it belongs in S-tier: single delivery vehicle every time, zero raid risk, mobile truck you can summon anywhere on the map, fast five-to-seven-minute sales, and production runs in the background while you do anything else in the game. No other business combines low entry cost, high profit, solo friendliness, and zero stress like the Acid Lab.

1. Mansion + Art Studio (Kortz Center Heist)

The new king of GTA Online earnings. And an expensive one.

The Kortz Center Heist pays roughly GTA$1.5 million to $1.8 million for the primary target plus roughly GTA$200,000 to $300,000 in secondary loot on a clean solo run. On top of that, the first weekly completion bonus multiplies earnings significantly. An optimized stealth run takes 40 to 55 minutes. In terms of raw dollar-per-hour, the Kortz Center Heist now edges out Cayo Perico — but the barrier to entry is enormous.

Hosting requires a Mansion (cheapest: roughly GTA$11.5 million) plus the Art Studio expansion (roughly GTA$4.7 million). Total: roughly GTA$16.2 million. In other words, that is eight times the cost of a Kosatka. If you already own everything else on this list, the Mansion is the correct next purchase. For a player starting from zero, however, it is a distant goal, not an immediate target.

Based on everything above, here is the optimal sequence for a new solo player in 2026:

Is the Kosatka still worth it after the nerf?

Yes, absolutely. Cayo Perico still pays roughly GTA$600,000 to $900,000 per solo run. Nothing else at the GTA$2.2 million price point comes close. The nerf made Cayo worse, sure. But it did not create a better alternative. Run Cayo once per cooldown window while your Acid Lab and Bunker produce in the background. That rotation still earns more than any single activity.

Should I buy a Mansion just for the Kortz Center Heist?

Only if you already own the Acid Lab, Kosatka, Agency, Bunker, and Nightclub — and have GTA$16 million sitting idle. The Mansion is the best earner in the game once you own it, but the upfront cost is absurd. Join other players’ Kortz Center heists as crew first. Then save the hosting investment for when you run out of other things to buy.

Why is the Nightclub ranked below the Kosatka if it earns passive income?

Because a fully operational Nightclub costs roughly GTA$5 million to $8 million before it becomes the money printer everyone describes. The base Nightclub at GTA$1.08 million with zero linked businesses earns roughly GTA$50,000 per in-game day — fine, but not transformative. Meanwhile, the Kosatka at GTA$2.2 million unlocks the best active moneymaker in the game immediately. So buy the Kosatka first, build capital, then layer the Nightclub on top.

The Acid Lab is your first purchase. It costs the least, pays fast, and works in the background while you save for everything else. After that, the Kosatka is your second — Cayo Perico may be nerfed, but it is still the best dollar-per-hour activity a solo player can access for under GTA$5 million.

Once those are in place, the game shifts from “how do I make enough money” to “which passive income do I stack next.” And that is a better problem to have.
